A large data centre campus lit at dusk

Partner track 2 of 9

Operators and anchor customers

The developer-operator is the most important appointment Tech Innovations will make: it brings equity, lenders, a design standard and tenant relationships, and will lead the project company that Tech Innovations takes the project to.

The opportunity

The most important appointment the project will make: the developer-operator that leads the project company, and the one or two anchor tenants whose commitment makes a 100 MW coastal campus financeable.

What we expect

Operators with facilities built and run at scale, liquid-cooling exposure and bankable references; tenants and AI cloud providers able to describe real capacity needs. Priority engagement now.

What to send

One comparable facility or deployment: MW, where, when, your role. For tenants, the capacity, density and timing you can disclose. Nothing confidential until the confidentiality agreement.

Why this track matters to the project

The developer-operator is the most important appointment Tech Innovations will make: it brings equity, lenders, a design standard and tenant relationships, and will lead the project company that Tech Innovations takes the project to. One or two anchor tenants make the campus financeable, and a letter of intent from an anchor tenant is one of the conditions for forming the project company.

Disciplines in this track

Each discipline carries the stage at which Tech Innovations expects to engage it. Priority engagement means Tech Innovations is approaching this discipline before financial close. Register interest for a later phase means a submission is welcome now and is held until the project reaches that stage.

Data-centre developers and operators

The developer-operator is the most important partner. It brings equity, lenders, a design standard and tenant relationships, and would lead the project company.

Priority engagement

Hyperscalers and anchor tenants

The project needs one or two anchor tenants whose long-term commitment makes the campus financeable. Hyperscalers are the most financeable tenants, though they generally build their own campuses or contract through established operators.

Priority engagement

AI cloud and GPU-as-a-service operators

GPU cloud operators running training and batch inference are the most probable tenants for a latency-tolerant site. Several Indian providers are empanelled under the IndiaAI Mission.

Priority engagement

Operations and facilities management

The operator runs the campus; specialist firms support it.

What we ask you to show

Before anything else, the capability submission asks for up to three comparable assignments, completed or in operation, with the year, location, your role, the scale in the measure that fits your discipline, the status and a way to verify it. Newer specialist firms may present documented pilots and the founding team's record instead, clearly labelled. Then, for this track:

Data-centre developers and operators
Facilities built and operated in MW, liquid-cooling exposure, uptime and service levels, contracting model, bankability references, credit standing, and the equity commitment you would consider.
Hyperscalers and anchor tenants
Current contracted capacity and future requirements, power profile and target commissioning window, reliability and latency requirements, and the deployment precedents you are permitted to disclose. No tenancy is assumed.
AI cloud and GPU-as-a-service operators
Clusters you have deployed, number and generation of accelerators, rack density and cooling architecture, training versus inference mix, and any sovereign or public compute credentials.
Operations and facilities management
Facility MW operated, service level metrics, planned and preventive maintenance, critical spares, emergency response, staffing, security integration and incident history.

What happens next

Organisations that Tech Innovations screens and accepts receive, after a confidentiality agreement, the approved design concept, power and cooling assumptions, connectivity brief and tenant requirements for their role from Tech Innovations, then scoping discussions. Operator soundings are among the project's first approaches; wider tenant onboarding follows once the site is powered and permitted.

How partnership works

Make a capability submission

Comparable work first. Screening by people. Nothing committed on either side until the document that records it says so.

No tenancy, operating role or equity participation is implied by a submission. The project's partner research names no organisation as a participant. Tech Innovations decides how to proceed at every stage. A capability submission creates no entitlement to selection, consortium membership, contract award, equity or access to project information. Organisations must disclose conflicts of interest.
